Still a Buyers Market – HALF MOON BAY through MONTARA, CALIFORNIA San Francisco Coast, San Mateo County
Active Listings continue to stay high though down a bit from the past weeks. Still, just under half of the listings are listed at over 1 Million and 15% at $600,000 or less. 8 of those 20 listings are located at Martins Beach which seems to be trying to get whatever sales they can before the land lease expires. Funny enough, buyers are buying them.
Of the 6 new Pending Sales this week, 3 were listed at $900,000 plus. These are the same numbers as the week before. Good news seeing the over $900,000 homes going into contract.
Year to Date Sales are most prevalant at $600,000 to $800,000 range with 19 of 50 that have closed. The high end is showing 7 closing over 1 Million and 7 closing between $900,000 and $1 Million. The Market is still favoring Buyers.
Active Listings-142 Single Family Homes with 63 listed at $1 Million or more.
6 New Listings this week with 3 over 1 Million. Active listings continue to keep steady.
Pending Sales-29 Single Family Homes with 7 listed for over $999,000 and 21 under $900,000.
2 Properties went Sale Pending this week with both listed under $700,000.
50 Homes Closed since January 1, 2009 with only 7 that closed over $1,000,000, 7 listed between $900,000-1 Million. One home closed this week.

Statistics remain consistent another week With the current number of Active Listings divided by the average number of homes sold YTD, there is a little more than 1 month of inventory of Active listings.
Active Listings-42 Single Family Homes-the same aslast week. 3 listed at $1,000,000 or higher and 14 listed under $600,000. 8 new listings this week all listed under $765,000.
Pending Sales-56 Single Family Homes with 2 listed over $1,000,000 and 47 listed under $600,000.
11 Properties went Sale Pending this week with 9 listed under $600,000 and one over $1,000,000. These are similar numbers as last week.
133 Closed Sales since January 1, 2009 with 5 that were listed for over 1 Million. 93 sales were from homes listed at $600,000 or less.
8 Homes Closed this week with all listed under $660,000.
