June, 2011:

3rd Annual Pooches on Parade & Dine With Your Doggie Bark BQ

Looking for some 4th of July fun with your furry family members? Make plans for July 4, 2011 @ 12:00 on Main Street in HMB!

All dog owners are invited to come celebrate the 4th of July with our Coastside Communities by walking their four-legged friends in Half Moon Bay’s Ol’ 4th of July Parade.

View the Slideshow of the fanciful pooches in our 2010 parade.

Join us July 4 to be a part of the pageantry. Registration check-in begins at 10:45am and the parade starts at noon.

There are fun events surrounding the parade, like our Yappy Hour (6/25) and our Bark BQ (immediately following the parade) that we’re certain you won’t want to miss.

Don’t have a dog? No worries…John and Marcia, event organizers, bring their imaginary dogs, Cuff and Link. A stuffed animal also works just fine for parade purposes. And if these options don’t appeal to you, we are working to create a social network for those who are dogless and are interested in helping walk those who have more than two dogs.

Did we mention that all these events are free? You must register to walk your dog, and if you don’t take advantage of all the opportunities to pre-register, there will be a $10 registration fee for registering the day of the event (July 4).

Closing Day in Pacifica

Closing day is when all the decision are final when purchasing a home in Pacifica. The purchase price is paid and the title is transferred from the seller to the buyer. In many states the mortgage lender’s attorney or a title agent will handle the closing details and protect the buyer and seller’s rights as a neutral 3rd part.

You will receive a number of important documents at the closing meeting. Review this list of documents before you go, so that you’ll know what to expect when you’re there.

Documents the Buyer Typically Receives

  • Settlement statement, itemizing the services provided and the fees charged
  • Truth-in-lending statement
  • Mortgage note
  • Mortgage or deed of trust
  • Sales contract
  • Any required affidavits, if any
  • Copy of the deed
  • Keys to the home

Closing costs are one of the least-understood aspects of the home purchase procedure. You should be sure to speak up and ask about anything you don’t understand. Closing costs can vary but they generally are between two and five percent of the home’s purchase price and include:

  • Attorney fees
  • Escrow fees
  • Property taxes to cover the period to the closing date
  • Interest from the closing date to one month before the first monthly payment
  • Loan origination fees
  • Recording fees
  • Survey fees
  • Mortgage insurance, if applicable
  • Title insurance, both for the buyer and the lender
  • Loan discount points
  • The first escrow payment for future real estate taxes and insurance
  • Homeowner’s insurance policy payment or receipt
  • Appraisal fees
  • Pest or other specific inspection fees
  • Document preparation fees

Closing day is the most important step in the Pacifica home buying process. Always be sure to ask questions about anything you do not understand. Your realtor or attorney can handle most questions and if they don’t know, they’ll know which direction to point you in.

Live Music at the Half Moon Bay Brewing Company

The Half Moon Bay Brewing Company is a casual oceanfront restaurant and brewpub in Half Moon Bay, located on Pillar Point Harbor (just half a mile from the world-famous Maverick’s surf break).

Friday – Sunday each week, local bands perform live at the Brewing Company in Half Moon Bay, bringing sounds to the shore from jazz and blues to world beat and reggae. Bands perform Friday and Saturday nights from 7-10 p.m., and Sundays from 5-9 p.m.

So, relax like the locals do, with a pint of locally brewed beer, some live music, and a seat beside one of the pub’s patio firepits, overlooking the Pacific.
